6 steps to the home of your dreams!

1. Fill the form of the search order

Fill in the fields of the search order as accurately as possible, so that we get a comprehensive picture of your needs and expectations. If you have questions about the required information, please do not hesitate to contact us. We can also advise you by phone or via skype. After sending the search order you receive an order confirmation and the draft of the consultancy contract, including your search criteria as an attachment. We are happy to agree on an appointment to meet with you in person and explain you the terms before the contract’s signing.

2. Object selection and viewing

Based on your criteria and requirements, we make an initial selection of interesting objects to visit and photograph with prior consultation with you, evaluate them in the form of a short assessment and provide you with a recommendation. If you like one of the presented real estate properties, you should reserve it if necessary before you visit it. We are happy to support you in the planning and implementation of the viewing date!

Should you not be able to visit the property yourself, we also arrange for follow-up visits or even on-site video conferencing with you. We are happy to consult a person you trust or an assessor for the inspection and assessment of the property.

3. Object reservation

You should make a reservation on your dream home if there will be some time between the date of your intent to purchase an apartment and its final acquisition. For this you should make a down payment to the agency – at most they ask for their agent fee for the object (usually 6% of the sale price plus VAT) - We are more than happy to take over the handling of the reservation for you. Upon receipt of the deposit, the broker obliges himself not to sell the object to anybody else and take it off the market.

If you send us a request to reserve an object in your name, we will send you the transfer details or a PayPal link to pay the deposit. Upon receipt of the deposit the purchase process of the reserved object can immediately be started. However, if you do not begin the purchase process in the period agreed with the agent (you could have changed your mind, for example), part of the deposit will remain with the agent and in many cases you do not have the right to demand the full reimbursement.

4. Document viewing and reviewing

With the official expression of your intent to purchase an apartment the owner or agent is obliged to provide all remaining additional documentation available for the final evaluation of the purchase project. We receive all documents, view and review them and translate them or sum up their content and its possible consequences for you.

5. Signing of the sale contract

We of course assume the contract's negotiation and verification. Real estate contracts in Germany require notarization. If you can not personally appear before the notary, it is also possible to authorize one of our staff with the signing of the sales contract - either with a notarized power of attorney or without power of attorney but with subsequent notarized approval by you before a German notary. For the details of the distance purchase, we are happy to advice. German is the language of the sales contract. Before its signing we will translate and explain you the draft of the contract in detail. Following the signing we can help you to order a notarized translation of the final contract.

6. Secure and transparent settlement

The notarization of the contract gives you the highest possible security when purchasing real estate property, because the notary monitors the execution of the contract step by step. For safer handling of payments from abroad it may be advisable to use a notary trust account, which is opened by the notary especially for handling the sales contract. The notary is obliged by law to draw attention to important and significant aspects and risks of the contract. The settlement of the purchase agreement begins with the signing. With payment of the purchase price, the ownership is transferred to the buyer. Then, a provisional conveyance registration is made in the Land Registry, the amount of property acquisition tax is established and only after the payment thereof and the fulfillment of all contractual conditions the final registration is made.
